How the assistant works
Six steps, the same for every listing. You only appear at the last one.
Measured in testing: first reply written within seconds of an inquiry (0 to 7 s). The assistant answers in under a second (0.6 to 0.9 s). Conversion at each step: to be measured in the first 14 days.
Who we go after
Every listing is matched to the people who act on it. "Interested" means something specific for each.
| Listing type | Who, and where they are | What moves them | "Really interested" means |
|---|---|---|---|
| For sale | Your past contacts, people searching for homes in [market], visitors to your listing pages, people who watch the listing videos | "This one matches the location, space and price you asked for. Here are the open showing times." | A real fit, a budget, a buying timeline, cash or a pre-approval, and a request to see it or talk to you |
| For rent | People planning a move: rental-site inquiries, your website, social posts, referrals | "Available, in your budget, ready by your move-in date. Pick a time to see it." | Budget and move-in date fit the listing, and they book a visit. You decide on applications |
| Investors | Saved investor contacts, owners from public deed records (cash, company and out-of-town buyers), network introductions | The numbers first: price, rent, stated return. "Does it fit what you buy?" | A clear buy box, how they fund, timing, and a request for a tour or the full numbers |
A click on an ad is not interest. A real fit plus a requested next step is. Questions about offers, financing terms or negotiation always go to you.
Where the traffic comes from
Ranked by how fast each one can put a showing on your calendar. We start at the top and add the rest once replies and booking are proven.
- Your past clients and contactsPeople who already know you. A personal note tied to what they wanted last time. Fastest route to a showing.
- Portal and website inquiries, answered in seconds, around the clockEvery Zillow, Realtor.com and website inquiry gets a useful answer and open showing times right away, including at 2 a.m.
- Short video ads for each listingThe home, the price and the best feature in 20 seconds, sending people straight to that listing's page to book.
- Search adsPeople already searching for this kind of home in this area, sent to the matching listing.
- Investor lists from public property recordsCash buyers, company-owned and out-of-town owners. Email and personal calls only. Owning property is not proof of interest, so we check fit first.
- The luxury networkSpecific introductions around a specific property, once your own flow is producing showings.
The first 14 days
Your part is small: a few approvals, then taking the calls and showings worth taking. Luka handles setup and checks the results every day.
| Day | You | The assistant and Luka |
|---|---|---|
| 1 | Watch the demo on your phone. Pick the first listings. Agree the launch scope. | Show an inquiry, a reply, a booking and the alert, live. List what access is still missing. |
| 2 | Introduce Luka to your broker. Send your listing links. | Request MLS access through the broker. Load your listings from the links. Hide the samples. |
| 3 | Share your contact list and calendar. | Remove duplicates, record who agreed to texts, set your real showing hours. |
| 4 | Approve one sample reply and the "serious interest" checklist. | Test chat, replies, alerts and booking end to end on your own phone. |
| 5 | Approve the first contact group and the message. | Start the past-client outreach on the channels each person allowed. |
| 6 | Answer any flagged property questions. | Connect portal inquiries. Check reply speed, overnight included. |
| 7 | First weekly scorecard with Luka. | Mark junk, fix mismatches, sharpen the questions and messages. |
| 8 | Approve the listing videos and a spending cap. | Launch the first video ads, only if the inquiry flow passed its checks. |
| 9 | Take the qualified calls and showings. | Follow up with quiet inquiries and send close alternatives. |
| 10 | Say which conversations were worth it. | Tune qualification from your feedback. Start search ads if ready. |
| 11 | Look at one sample investor message. | Build the investor list. Email and personal calls begin. |
| 12 | Confirm which showings happened. | Follow up after every visit: "offer, maybe or pass?" |
| 13 | One luxury-network introduction, if there is a fit. | Pull results by source. Look into anything that slipped. |
| 14 | Decide with Luka: keep, change or stop each piece. | Report inquiries, conversations, showings booked and held, offers. Recommend next steps. |
Follow-up that never forgets
This is exactly what the system does today. Texts and AI calls only go to people who ticked the box for them. A reply, a booking or "STOP" ends the sequence on the spot.
| Lead | When | How | What it does |
|---|---|---|---|
| Buyer | Within seconds | Email + text | Answers, shows the price and size, links to open showing times, asks when they want to move |
| 2 minutes | AI call, if allowed | Checks timing, budget and financing; offers two showing times | |
| Day 1 | Text | The next two open times for that home | |
| Day 3 | Close alternatives in their range | ||
| Day 7 | "Keep looking, or pause?" | ||
| Renter | Within seconds | Email + text | Confirms it is available, links to open times |
| 2 minutes | AI call, if allowed | Move-in date, budget, books a visit | |
| 6 hours | Text | The next open times | |
| Day 1 · Day 3 | Email · Text | Alternatives, then "still need a place?" | |
| Investor | Within seconds | Email + text | The numbers: price, units, rent, stated return; asks for their buy box |
| 5 minutes | AI call, if allowed | Funding, timing, next decision | |
| Day 2 · Day 7 | Offers the full package or a walk-through, then alternatives | ||
| Booked showing | At booking · 2 h before · 3 h after | Email + text | Confirmation with calendar invite, reminder, then "offer, maybe or pass?" ("offer" alerts you instantly) |
| New listing | Same day | Email + text | Goes to every saved lead it fits, once |
What you see every week
| Number | What it tells you |
|---|---|
| Inquiries | How many new people reached out, by listing and source. Junk and duplicates shown apart. |
| Reply speed | How fast each person got a useful first answer. |
| Conversations | How many replied and talked about what they need. |
| Showings | Booked, then held, cancelled or missed. |
| Offers | Real offers, and where those people came from. |
The first days will include junk interest. That is how the matching learns what to drop. We review it together and tighten it. The goal is conversations worth your time and showings that happen, not a busy inbox.

Phase 2: the luxury network
The tower developer and the exotic-car dealer in Luka's network sell to the same kind of buyer. A property buyer who asks about cars meets the dealer; a car buyer thinking about a move or an investment meets you. Every introduction happens only with the customer's permission, and each business keeps its own relationship.
We start this after your own flow is producing showings, and we track every introduction separately so we know whether the two groups really overlap.
